In short: after water gets into a Tampa home, the goal is to have walls and floors dry within about two days, because that is roughly when mold starts on wet drywall and carpet pad. Drying a typical room or two runs about $1,500–$5,000, or $3–$7.50 per affected square foot, as estimates.

The first 48 hours

Water wicks up drywall faster than most people expect, and in a Tampa summer the air inside a closed house is already near the humidity mold likes. The order of work matters: stop the source, pull standing water, get wet carpet pad and anything soaked out of the room, then set air movers and dehumidifiers to pull moisture out of what is left. Opening the bottom of a wall early is often cheaper than replacing the whole wall later.

What we dry, and what we remove

  • Usually dried in place: framing, subfloor, tile, most hardwood if caught early, plaster.
  • Usually removed: carpet pad, insulation inside wet walls, swollen particleboard cabinets, drywall that has stayed wet more than a day or two.
  • Depends on the water: anything touched by flood or sewer water is treated as contaminated and comes out.

Storm season and flood water

Most of Tampa’s water damage calls come in a cluster after a named storm or a week of afternoon downpours. Rising flood water is a different job from a burst pipe because it carries sewage and soil, so porous materials it touched are cut out rather than dried. If your area flooded, photograph the water line on the walls before anything is moved; your adjuster will ask for it.

Estimates only. Water jobs are priced on the moisture readings, the type of water and how many days the equipment runs. We log readings daily so the bill matches the drying record.

How we prove it is dry

Dry means readings on the wet materials match readings on unaffected materials in the same house, not just that the surface feels dry. We take a baseline on day one and stop the equipment when the numbers match. You get the log, and so does your insurer.

Water damage restoration: common questions

Should I turn the AC down to dry things out?

Running the AC helps pull humidity out of the air, so leave it on. Don’t close up wet walls or lay new flooring until readings say the structure is dry.

Does insurance pay for water damage drying?

Sudden and accidental water, such as a burst supply line, is commonly covered. Gradual leaks and flood water often are not, and flood needs a separate flood policy. Your adjuster makes the call; we provide the photos and logs.

Can I dry it myself with fans?

A wet spot the size of a doormat on a hard floor, yes. Water inside walls or under flooring needs meters to know when it is really dry, or mold starts out of sight.
