In short: Riverview homes are mostly newer, and newer doesn’t mean mold-free. Tight building envelopes, AC lines sweating inside walls and stucco windows that let rain in are the usual causes here. Typical contained removal runs $1,200–$3,000, and AC system cleaning $2,500–$7,500, as estimates.

New houses, different mold
Communities like Panther Trace, South Fork, Summerfield and Waterleaf were built to keep cool air in. That is great for the power bill and hard on any moisture that gets inside: there’s nowhere for it to go. The patterns we see are condensation on uninsulated refrigerant lines inside walls, damp drywall under windows where stucco and flashing meet, and air handler closets with no floor drain.
Low ground near the Alafia
Parts of Riverview sit low, near the Alafia River and Bullfrog Creek, and the water table climbs in the wet season. Slab homes there can wick moisture into carpet and the bottom of walls after a long run of summer storms, and garages flood more easily. If your street held water this year, it is worth a moisture check on the ground-floor walls.
Builder warranty and HOA
If your home is still within its builder’s warranty, report the leak to the builder in writing first, and keep our moisture readings and photos; they help either way. For condos and townhomes, the HOA may be responsible for the cause even when you are responsible for the drywall, so we write the report so it can be handed to both.
These figures are estimates. See the mold remediation cost guide for the full list.
