In short: we work in Brandon from Tampa, about 20 minutes east on the Selmon Expressway or I-4. Most Brandon calls are slow leaks in homes built in the 1980s and ’90s: a water heater, a supply line or an AC condensate line. A contained area typically runs $1,200–$3,000 to put right, as an estimate.

Homes reaching the leaking age
Much of Brandon, from Bloomingdale to Providence Lakes and Kingsway, was built out between the late 1970s and the 1990s. Some 30 to 45 years later, original water heaters, shut-off valves and supply lines are at the end of their life, and they tend to fail slowly, inside a cabinet or behind a wall, where nobody sees the drip for weeks. By the time there is a smell, the bottom of the drywall and the cabinet base are usually involved.
The garage and the AC closet
Many Brandon houses keep the water heater in the garage and the air handler in a hall closet. Both spots share walls with bedrooms and hallways, so a pan that overflows quietly can soak the base of a wall on the other side. We check both on every visit, even when you called about something else.
Unincorporated, so county rules
Brandon isn’t a city; it is unincorporated Hillsborough County. If a job needs plumbing or structural permits after the mold is out, they go through the county rather than the City of Tampa, and we factor that into the schedule.
Prices here are estimates. The Tampa cost guide lists every job type, from testing fees to whole-home work.
