In short: a mold inspection in Tampa usually has two parts. We map the moisture for free as part of the estimate visit. If you need proof on paper, an independent licensed mold assessor takes air or surface samples; that typically costs $300–$500 for a visual assessment and $450–$900 with lab samples, as estimates, paid to the assessor.

Why two companies are involved

Florida licenses mold assessors and mold remediators separately, and an assessor may not remediate a building they assessed within the previous twelve months. The point is simple: whoever decides how bad the problem is shouldn’t profit from the size of the fix. So we find the water and price the removal, and the sampling that goes to a lab is done by someone who has nothing to sell you afterwards.

What our moisture inspection covers

  • Pin and pinless meter readings on drywall, baseboards and subfloor, logged room by room.
  • Thermal imaging to find cold, wet patches behind paint and tile without opening the wall.
  • The likely source: supply lines, the AC condensate line and drain pan, window flashing, roof penetrations, slab leaks.
  • Relative humidity in each room; anything sitting above about 60% for long periods is feeding growth.

When lab testing is worth paying for

If you can see growth and the source is obvious, sampling rarely changes what needs to be removed. It earns its fee when the smell is there but nothing is visible, when someone in the home has symptoms and you want data, when a buyer or landlord needs documentation, or when an insurer asks for it. It is also how a job ends properly: a clearance test after remediation is the evidence that the area is back to normal.

Assessor fees are estimates and are paid to the assessor, not to us. We can give you names of licensed assessors who work in Hillsborough County; you choose who to hire.

Checking a license

Both licenses can be looked up on the state’s licensing portal at myfloridalicense.com. Assessor numbers start MRSA and remediator numbers start MRSR. It takes a minute and is worth doing before anyone opens a wall.

Mold inspection & testing: common questions

Do I need a mold test before remediation?

Not always. Visible growth with an obvious water source can be scoped without lab results. Testing is most useful when the problem is hidden, disputed or needs documenting.

Are home test kits reliable?

Settle plates from a hardware store will grow something in almost any Florida home, so a positive result tells you very little. A professional air sample compares indoor and outdoor spore counts, which is the useful number.

How long do lab results take?

Commonly a few business days, faster if the assessor pays for a rush. Ask when you book.
