In short: attic mold in Tampa almost always comes from one of three things: a roof leak, bathroom or dryer fans venting into the attic instead of outside, or an air handler sweating up there. Removing it from decking and framing typically costs $2,000–$6,000, and a crawl space $1,500–$4,500, as estimates, plus whatever fixes the moisture.

Rafters and roof decking are where attic mold usually shows first, along the underside of the boards.

Where attic moisture comes from here

A Tampa attic can be well over 120°F in summer, so you might expect it to be the driest room in the house. The trouble is warm, wet air arriving from below: a bath fan ducted into the insulation, a dryer vent that came loose, an air handler or ductwork sweating in the heat. After a hurricane, lifted shingles and failed flashing let rain in directly. Growth shows up as gray or black staining on the underside of the decking, often heaviest near the vents and the eaves.

How we treat the wood

Roof decking and rafters are structural and expensive to replace, so the aim is to clean them, not tear them out. We HEPA vacuum, scrub or sand off surface growth, and apply a clear antimicrobial sealer where it is appropriate. Insulation that is wet or full of growth is bagged and removed. Decking that has gone soft from a long leak is replaced by a roofer.

Crawl spaces and raised floors

Older Tampa bungalows in neighborhoods like Seminole Heights sit on piers over a crawl space, and those get humid enough to grow mold on joists and the underside of the subfloor. The fix there is usually a ground vapor barrier, working vents, clearing debris against the foundation, and cleaning or treating the framing that is affected.

Attic & crawl space mold: common questions

Does attic mold affect the air in the house?

Less than mold in the living space, because air mostly moves up into the attic. It matters more if ducts or the air handler sit up there with leaks in them.

Will my roofer’s repair fix the mold?

It stops new water. The growth already on the decking stays until it is cleaned.

How do I know if my bath fan vents into the attic?

Look where the fan duct ends. It should connect to a roof or soffit vent, not stop in the insulation. We check this on every attic job.
